Cookies are small files a website asks your browser to keep. This page lists every one newbuildmortgageguide.co.uk is responsible for. The list is short.
Before you choose, we set nothing
Until you make a choice on the cookie banner, this site sets no cookies at all. The analytics script is loaded in a consent-denied, cookieless mode, so it cannot store anything or identify you. Nothing is dropped “pending” your decision.
Remembering your choice
When you accept or reject, we save that one decision in your browser's local storage under cookie-consent-choice. Strictly speaking it is not a cookie — it is never sent to our server — but it is storage on your device, so it belongs on this page. It exists only so we stop asking you on every page, it holds nothing but the word “accepted” or “rejected”, and clearing your browser data removes it.
If you accept analytics
Google Analytics then sets these, and only these:

We use this to see which guides get read and which pages people leave, so we can write better ones. We never see your name or email in analytics, and we do not combine it with anything you have sent us.
Security
Our infrastructure provider, Cloudflare, may set a short-lived cookie such as __cf_bm to tell real visitors from bots. It carries no advertising or profiling function and is exempt from consent because the site would be open to abuse without it.
What we never use
No advertising cookies. No remarketing or retargeting pixels. No social media trackers. No cross-site profiling, and no sale or sharing of anything a cookie collects. If that ever changes, it changes here first and we would ask you again.

Our affordability page embeds a calculator from Mortgage Affordability, which sets its own cookies under its own cookie policy.
Changing your mind
Withdrawing consent is as easy as giving it. This button revokes analytics immediately:
