Why do lenders cap new-build flats lower than houses?
Flats carry more perceived resale and valuation risk, so many lenders lend 5–15% less of the price on a new-build flat than on an equivalent house. It is the single most common surprise for new-build buyers — compare the two columns above.
Do builder incentives affect my mortgage?
Usually only above a threshold. Most lenders tolerate financial incentives up to around 5% of the price before they start deducting the excess from the valuation, which shrinks the amount they will lend. Disclose every incentive on the UK Finance form.
What warranty does a new build need?
Almost every lender requires a recognised structural warranty (NHBC or an equivalent scheme) or professional consultant's certificate before they will lend on a new build. Check the warranty column for lenders that assess this case-by-case.
